Types of Commercial Roofing Systems

It is 100% waterproof and comes in two colors, black and white. The black EPDM color has carbon black added and is formulated to enhance UV rays and convert them to heat, while the white EPDM color has titanium dioxide added which works to reflect UV rays. EPDM comes in sheets that can be purchased in sizes as long as 200 feet and as wide as 50 feet. The membrane is generally manufactured in three thicknesses: 45 mil, 60 mil, and 90 mil. It is extremely flexible, durable, and versatile, able to withstand high winds, hail, heavy rain, and low temperatures. It also typically comes with warranties ranging from 5 to 20 years, with premium warranties often available for 30 years. Depending on the quality of the materials and installation techniques used, an EPDM roof can last up to 50 years.
  • PVC roofing. Polyvinyl chloride is a synthetic plastic polymer that can be used as a protective membrane on flat roofs or as a shingle-style material on sloped roofs. PVC roofing offers excellent protection from the elements, including UV rays, rain, and snow, while also being highly resistant to tears and punctures. Its relatively low maintenance requirements mean that it does not need to be replaced as frequently as some commercial roofing alternatives, potentially saving you money over time. Additionally, since it confers superb insulation properties, it can help keep your building cool in hot weather while reducing energy costs.
  • SPF spray foam roofing. Spray polyurethane foam (SPF) roofing is an effective, energy-efficient, and long-lasting material that offers dependable protection from the elements. SPF spray foam roofing is created by mixing two components together—isocyanate and polyol resin—which then expand to form a strong foam layer on top of your building.
